Mortgages are available to New Immigrants and even non Canadian residents.

New Immigrant working in Canada qualify for a mortgage with as little as 5% down payment. Without income in Canada, down payment should be from 25% to 50%. Bank will use self declared income.

For non residents with work permit minimum down payment 5%, and without job in Canada minimum down payment 35%. Bank will consider off shore income.
